Investigations are continuing following a unit fire in Broadbeach that claimed the life of a woman and injured several others.

Emergency services were called to the Neptune Resort on Surf Parade around 11am on Saturday after smoke was seen coming from one of the units, forcing residents to flee.

The apartment on the third floor was fully engulfed when crews arrived but was extinguished a short time later.

After the fire was put out, a woman was located unresponsive in the unit.

Emergency services performed CPR, however, the woman was declared deceased a short time later.

Five other people were assessed by paramedics with three taken to Gold Coast University Hospital for further treatment.

A crime scene was declared with investigations into the cause of the blaze continuing.
